Elwood Beach Calming Tones was totally restyled by the famous Kate Hopwood, one of the talented people behind Kmart’s transformation of their homewares range. If you’ve ever strolled through Kmart, flipped through their catalogue or found yourself wading through post after post of homewares ‘hacks’ and ‘how-tos’ on Instagram — chances are Kate Hopwood and her team have been behind each design. Kate is also the woman behind the styling of this impeccable double-storey 2-BR home, sleeping up to 5. The brief was to create a home away from home and this has been delivered via tonal textures giving the effect of warmth and relaxation, combined with woven textures taking you back to nature – all very much in tune with the gorgeous suburb of Elwood and its beach location.

The townhouse is alive with character and filled with light. The home opens to a welcoming entrance off which two distinct living areas provide the ideal setting for relaxation. With soaring panelled ceiling, 46 inch TV with Apple TV and Netflix flows through to the charming dining room with Bose Sound system and split system heating and cooling. Both rooms are highlighted by original criss-cross leadlighting in the pretty windows. The adjacent contemporary kitchen showcases luxe marble benchtops and quality stainless steel appliances including a 600mm gourmet oven and a coffee machine. A true bonus for this neighbourhood, the manicured and unusually generous garden is a peaceful escape and perfect for alfresco get-togethers. Plus, perfect for your furry friends the house is pet-friendly with on-street parking available.

Both of the home’s sunlit bedrooms are located upstairs, including the oversized master with King bed which not only boasts a balcony, but a walk-in robe and a study or sitting area and reverse cycle Air Con. The second light-filled bedroom has a queen bed and built-in robes. A stylish central bathroom with a shower above bath, plus toilet completes the upstairs.

There is also an under-stair laundry and small powder room.

With transport, shops, cafes & the beach just footsteps away, this is quintessential Elwood living. Turn right for St Kilda’s Acland street, turn left for Ormond Road and Elwood Village shopping and go straight ahead to dip your toes in Port Phillip Bay!

Front verandah, Balcony off the master and garden with outdoor table setting and BBQ. 16 step staircase to second level with a landing midway. On-street parking. Please note the living and dining area fireplaces are not operating.

Home Truth:

Both Fireplace in the photos are not working
No Airconditioning in the 2nd bedroom but we have a fan heater for you located in the cupboard.

Notes

Our rates are based on twin share, please let us know if you require more beds. Fees will apply for excess guests not agreed in advance. Please include all adults and children in your enquiry. Children over the age of 12 months will be charged an additional guest fee. If you have babies please advise their ages also.

Please note guests under the age of 24 must travel with a guest of 24 years of age or older. Guests are required to be at least 24 years of age to stay in our property on their own. Unless prior approval is given, guests not conforming to this policy, will result in Rejuvenate Stays denying access to the property and no refunds will be provided. We are happy to consider making exceptions so please contact us if you don’t fall within our age restrictions but would love to stay.

Smoking is permitted in the outside area but is strictly not allowed inside the property.

Pet Friendly On Application
Please advise if you would like to bring your dog and their breed. We allow 1 dog per stay and must be a maximum of 30 kgs. We may make an exception at our discretion.
Pets need to have all common vaccinations and registrations. Guests must provide their pets bedding, water and food bowls. Pets are not allowed in bedrooms or on any furniture.

Guests are responsible for 100% of costs related to pet clean-up. That includes paying for landscaping/gardening and for any time spent cleaning up pet waste in the yard so that our cleaners can do the rest of their job safely. Pets are not to be left alone in the property as they may become distressed and disturb other residents. Rejuvenate Stays is not responsible if your pet escapes from the property, we recommend they have a collar with their name and contact phone number if they do become lost
A $50 fee applies.

Cleaning Service
Staying 7+ nights? Interim housekeeping services which include a changeover of linen can be arranged on your request. Depending on what would make your stay more comfortable, they can be arranged weekly or fortnightly. Please contact us to discuss.

Access

You will have access to the whole townhouse including the outdoor garden.

House Rules

1. Identification of all guests to be sent upon request to Rejuvenate Stays via Airbnb prior to the access instructions sent out. If ID has not been received (if requested), we reserve the right not to send out access details.
2.Please call Rejuvenate Stays if you discover any issues within the first hour of check in so they can be checked and rectified if necessary.
3.Please note Rejuvenate Stays properties are all ‘non-smoking’ properties. If there has been smoking in a “non-smoking room” you may incur a cleaning surcharge being added to your account.
4.Please switch lights, air con, fans or heating OFF when not occupying the premises.
5.If you have additional guests who wish to stay please let us know as the number of guests should not exceed the number stated on the booking confirmation or subsequently agreed in writing or email. Fees will apply for excess guests not agreed in advance and for the use of additional bedrooms.
6.Please note we do not accept events or parties. Any disturbance to neighbours, including excessive noise, offensive and/or unruly behaviour, is prohibited and may result in termination of rental and loss of bond.
7.Guests are expected to behave in a manner, which is conducive to the safety, comfort and convenience of other guests surrounding the property. Only guests advised in the booking agreement are allowed on premises. Additional visitors by arrangement only
8.Please let us know if there are any breakages or items you notice that need repair. Even if it’s a glass we would appreciate you letting us know so that we can replace it for the next guests.
9.Checkout time is strictly 10:00am, unless prior arrangements have been made. If you would like to check out later or stay another night please contact us at Rejuvenate Stays and we would love to accommodate you.
10.Please ensure that all garbage is taken out and if you are there on bin collection day please put the bins out as we would greatly appreciate it. Let us know if this is not possible so we can advise our cleaners to assist with disposal.
11.Please wash and put away any dishes. If you found any crockery, cutlery etc to be unclean on arrival please leave it out for our cleaners to attend to with a little note thanks.
12.Please remove all linen from beds and place on end of bed. Please leave towels hanging up in the bathroom.
13.Please lock all windows and doors when departing.
14.Please ensure that the keys/remotes/fobs are left as instructed in your arrival instructions.
15. Any loss of keys, remotes, fobs and/or parking permits will incur a replacement and administration fine. Please refer to the property specific information for the cost involved.
16.Any breach of Rejuvenate Stays Terms and Conditions permits Rejuvenate Stays to refuse the key, or immediately terminate the occupancy with forfeiture of your rent. This includes any act or omission, which in the opinion of the Director Rejuvenate Stays, adversely effects or brings discredit upon the business, owner or other guests.
17. Minor Guest Policy
Guests Under the Age of 25 MUST travel with a guest of 25 years of age or older
Guests are required to be 25 years of age to stay in our property on their own. Guests not conforming to this policy, unless prior approval is given, will result in denying access to the property and no refunds will be provided.
We are happy to consider making exceptions so please contact us if you fall within this age restriction but would love to stay with us.
18. Pets Policy ( For Properties Applicable only)
Please refer to our terms and conditions or our property description for more information regarding our pet’s policy.
19. Maintenance Issues:
We do our best to attend to all maintenance issues as and when we are notified during typical work hours. However, please note if you contact us over the weekend from Friday 4pm – Monday 10am we will not be able to organise a call out. We will still be contactable over this period for emergencies only.
Public Holidays
Outside work hours (after 4:00 pm – before 9 am Monday-Friday )
We will do our best to respond to all request of repairs within 24 hours and organise a tradesperson within work hours.
We can’t compensate any guests who request repairs/callouts during the above timeframes as it is very difficult to source tradespeople during the above mentioned hours.
