Located on the first floor of the Mutual Store Building in Degraves St, this unassuming two queen sized bedroom apartment is the place to be in one of Melbournes most sought after hot spots. Bask in the Melburnian vibe with cafes, restaurants, clothing and art stores within a fingers reach.

It has everything you need for a short and long stay complete with full kitchen, spacious bathroom and European laundry with washing machine and dryer. Come and go as you please with the freedom of your own secure car park – no extra charge!

Don’t want to carry heavy bags up and down stairs – you don’t need to as there is an elevator to make it easy for you. Located near a mecca of transport options and attractions, there is no better place to stay and play.

Both bedrooms have built in robes and the 2nd bedroom can be separated from the lounge room with full height concertina doors. The modern bathroom is accessible through a common entrance in the hallway and from the queen bedroom. Guests can have their privacy ensured with doors on both bathroom entrances.

  • Double Sofa bed in Living Room - $75. No charge when 5 guests stay.

Key Delivery Service 

We employ an external key delivery service to meet you with your keys on your day of arrival. The key handover time is to be booked directly with them at least 48 hours prior to your check-in. This service is included in your booking and covers arrivals between 3:00 pm - 10:00 pm. If you are arriving between 10:00pm - 12:00am, an additional after-hours fee of $40 will apply. Arrivals after 12:00am will incur an additional $100 after hours fee. 


We provide you with a starter pack of essential house hold items such as toiletries, dish washing detergent, washing powder, dish cloths, scrubbing brush, paper towels and toilet paper on check in. You will then need to purchase all necessities for the continuation of your stay.

Staying 9+ nights? We include compulsory interim housekeeping. Additional cleans can be provided on request. Staying between 3 and 8 nights? Let our housekeeping team provide you with a fresh, clean apartment! Price will be advised on request.

Security Deposit and Guest Information
Please note we will deduct $500 from your credit card 10 days prior to your arrival. This will then be returned upon inspection of the property after your departure.

If we need to make a claim against your security deposit it covers an amount up to $1000, which may include but is not limited to the following:

Excess cleaning fees, Excess laundering fees (inc. sleeping directly on to doonas, pillows, mattresses), Dirty BBQ, Excess garbage removal, Damage or breakages at the property, Loss of keys or scanners and Late check-out.

Our rates are based on twin share. Fees will apply for excess guests not agreed in advance. Please include all adults and children in your enquiry. If you have babies please advise their ages also.

Please note the property cannot accept guests under the age of 25 unless accompanied by a minimum of 2 adults, over the age of 25, present the whole stay. If this rule is breached, your security deposit will be forfeited and you may be evicted at any stage.

Construction in Melbourne CBD - Metro Tunnel Works

Works are underway to deliver two new underground stations in Melbourne's CBD at each end of Swanston Street. As a part of this project, there are various changes to pedestrian access, roads and existing transport options.

From September 1st 2019, eastbound lanes on Flinders Street are closed between Elizabeth and Swanston streets until 2022 as part of these works.

We have had another wonderful stay here at Essence of Degraves having stayed here a couple of years ago at the same time. The window provoked entertainment for our curious 4-year-old who delighted in viewing the chocolate on top across the laneway. The place is just perfect for accessing everywhere- wish we were staying longer. Really helpful crew setting up meet up times on arrival. Would recommend to anyone visiting Melbourne.

My husband and I indulged in a quick trip from Perth to Melbourne to celebrate our wedding anniversary and found Essence on Degraves the perfect location in which to stay. It is situated in a beautiful heritage building in the iconic car-free Degraves Lane with countless cafes and shops at your doorstep, a Woolworths convenience store for snacks and alcohol and Flinders Station within a hundred meters. There is also an underpass under Flinders Station that will take you directly to Southbank in minutes. Great restaurants like Coda, Chin Chin and Supernormal are a short walk away. The apartment is well appointed, stylish and comfortable. It can be a little noisy in the early morning due to the rubbish collection on Degraves but not too bad. Check in was simple and quick with Michael and check out even simpler. Great weekend!

103 Degraves st was one of the best places I've stayed in Melbourne, so close to everything, shops restaurants, public Transport So easy to get around... Our host Michael was Truly Amazing.... Would recommend to all my family and friends. Can't wait to come back and do it all again.
